Our system consists of 3 separate phases to keep you informed and expedite your project through completion. Clients contact us and describe a "problem" with their property without knowing causes. We are experts at finding the problem and proposing options on a solution.
Phase 1 Inspections
The initial and start to any project is to identify the problems and causes. Much like a doctor would to a patient, we do a thorough inspection of your property to identify the causative agents to the problems you are experiencing. These inspections are conducted by Professional Engineers and Technicians that have the experience and expertise to identify the causes of the problem. This could be as simple as a visual inspection or, depending on the problems, involve destructive testing or specialized equipment to definitively identify the cause.
Phase 2 Design and Specifications
Upon the completion of the inspections, our design team takes over to prepare a set of construction documents including the plans and specifications required to perform the work and attain the necessary permits for the project. We create the Contractor bidding documents with an Engineers Budget Estimate to base those bids on. We will evaluate all the bids received and assist the owners with award of the construction contract. We will also assist the contractor in the permitting process.
Phase 3 Construction Management
Upon the issuance of the construction permit, our project managers will provide the full construction administration and management for the entirety of the project from commencement to closeout. As the engineer of record we would also be the assigned Special Inspector for the project and perform the necessary inspections required by the building department. We quantify all the work that must be done and insure the contractor performs the work as per the approved plans and specifications. We verify all the payment applications to insure the owners are paying the correct amounts for the work in place. We conduct the weekly construction meetings to discuss budgets and schedules with the owners representitive and the contractor. As the Engineer of record and the Construction Manager, we can make the critical decisions during the construction to expedite the project and keep it on schedule and within budget.
